Choosing your range
The name summer house can mean different things. The useful distinction is the specification: a building for fair-weather use has a different starting point from an insulated room you plan to heat.

Garden Buildings are our practical, heavy-duty range. They do not include insulation or electrics, so consider this route for a seasonal space where those are not part of your brief. Foundation supply and installation are optional.

Our Garden Rooms range includes mineral wool and PIR insulation, electrics and laminate flooring. Heating and air conditioning are optional, and foundation supply and installation are optional too. This is the range to explore when you want an insulated summer house and intend to use it beyond warmer days.

Think about where you already like to sit. A summer house facing a patio can make sense for a shared seating area, while a position further down the garden might give you a different view of the house and planting.
Consider the route to it as well as the outlook. Picture carrying a tray from the kitchen and moving chairs between indoors and outdoors. Leave enough space outside the entrance for the doors to work comfortably.
Light changes through the day. Visit the proposed spot when you expect to use the room and consider where shading might be useful.
Start with the seats you actually want to use. A sofa needs more space than its width alone suggests, especially if you want a table in front and a clear route past it.
For a smaller room, two chairs may suit the space better than a large corner sofa. If you want to eat inside, draw the table with the chairs pulled out. That gives you a more useful picture than measuring the tabletop alone.
Keep a place for cushions or blankets in the plan. Storage should help the room stay ready to use without taking over the seating area.
Windows bring the garden into view, but a fully glazed wall may leave nowhere for a sofa back or storage. Work out the balance before choosing the opening arrangement.
Door options depend on the range. Tell us whether you want a broad opening towards the patio or a simpler entrance beside the seating, and we can discuss what is available.
The exterior finish is a separate choice from the insulation. Compare the available cladding options for the look you want and ask about their care requirements.
If you expect to stay out after dark, include the lighting in the brief. For an insulated Garden Room, tell us where lamps or other equipment will sit so socket positions can be considered.
Garden Rooms include electrics, with the agreed package confirmed in the quotation.
Connection of the garden room to the main property electrical supply is not included unless expressly stated within the quotation. This work can be quoted separately if required, subject to a site survey and the requirements of our electrical contractor.
Heating is optional on Garden Rooms. Discuss the room size, glazing and intended use when considering it. An uninsulated Garden Building should not be described as the same package with a different name.

Our own team installs across the Midlands, Wales, the North West and Yorkshire, with no third-party haulier and qualified electrical contractors carrying out electrical work. Inside the ring, delivery and installation are included in your price. The zone covers 50 counties, reaching County Durham in the north, Suffolk and Essex in the east, Devon and Dorset in the south, and the west Wales coast.
Further afield we still build and install. Ask us and we will quote the delivery separately rather than folding it in quietly.

The specification depends on the range you choose. Garden Buildings are uninsulated. Garden Rooms include mineral wool and PIR insulation, with heating available as an option.
Decide when and how long the room will be occupied, and what will remain inside between visits. A building intended for seasonal storage has different requirements from an everyday workspace containing electronics or soft furnishings. Discuss insulation, heating, ventilation and the care instructions for stored items together. Keep damp equipment or wet clothing from becoming an unnoticed moisture source, and inspect the room during periods of infrequent use. The chosen specification and routine should support the intended use rather than relying on the building's appearance alone.
Compare the complete wall, roof and floor specification, together with glazing and the way junctions are formed. A single insulation thickness or panel description does not explain the performance of the finished room. Ask which construction is available on the selected range and how the proposed package suits the intended season and pattern of use. Keep the need for heating, ventilation and appropriate operation in the conversation; an insulated shell alone cannot guarantee a particular indoor temperature in every circumstance.
Summer house describes how many people intend to use the space. Garden Rooms is one of our building ranges, with its own included specification. You can plan that range as an insulated summer house.
The five Noah ranges differ in specification as well as price. Garden Buildings suit practical seasonal uses and are uninsulated; Garden Pods provide insulated space with electrics available as an upgrade. Garden Rooms offer a broader insulated specification with an electrical pack, while Signature adds premium SIP construction and an included foundation. Granny Annexes follow an accommodation-focused specification. Check the current range comparison for the particular finishes and inclusions rather than assuming that similarly named buildings have identical packages.
Compare the complete specification behind a price, not just the advertised starting figure. Note the range, external dimensions, roof, cladding, doors, windows, internal finish and electrical choices. Then list the foundation, any ground preparation and connections separately so that the overall project budget is clear. Two buildings with a similar footprint can carry different specifications and responsibilities. A useful comparison records what each supplier includes, what the customer must arrange and which items still depend on a site assessment.
Partitions are optional on Garden Buildings and Garden Rooms. Discuss the space each area needs and how you will enter it. A partition does not automatically include a separate external door.
A partition affects circulation, useful floor area, light, heating and the position of doors and sockets. Draw each intended area with its furniture or equipment and allow for the internal doorway to operate. Discuss whether the separation is for storage, privacy, noise control or a specialist facility, as these are different requirements. A wall drawn on a plan does not automatically provide acoustic isolation or make a space suitable for sleeping or wet use. Agree the complete internal arrangement before manufacture wherever possible.
Decide whether different activities will happen at the same time or at different times. A desk beside exercise equipment may work well for one person, while simultaneous meetings and training could need more separation. Plan where movable items will be stored and whether each area receives suitable light, heating and power. Consider the quietest activity first when assessing noise and privacy. The aim is to give every intended use enough practical space rather than fitting more labels onto the same floor plan.
If regular work is part of the brief, start with the desk layout and an appropriate specification. Our Garden Office page covers those decisions, including power and connectivity.
For a workspace, measure the actual desk, chair movement and storage you need through a normal working day. Include a second person or visiting colleague if that is part of the brief. Position screens with daylight and glare in mind, and think about privacy during calls. Decide where power and data connections should arrive before the interior is finished. A compact office can work well when circulation, storage and equipment are planned together instead of being added after the building dimensions are chosen.
Plan a dependable connection around the way you will use the room, whether that is video calls, gaming, streaming or ordinary browsing. Distance, walls and the garden layout can affect the suitability of a wireless connection. Discuss the route and responsibility for any data cabling alongside electrical and other site work before surfaces are finished. Routers, network equipment, service subscriptions and specialist setup should be clearly allocated. The building alone cannot guarantee a connection speed or make an existing home network suitable for every use.
Treat furniture, patio work and other landscaping as separate unless expressly included in your quotation. Share the wider plan so access and the entrance position can be considered.
Use photographs and room examples as inspiration, then separate the building from the items placed inside it. Furniture, sports equipment, screens, machinery and decorative fittings may belong to the customer or be separately supplied. List what you already own and what you expect the quotation to include. Dimensions, weights, power demands and maintenance access should be shared even when the equipment will be purchased elsewhere. That helps the building specification accommodate the intended use without suggesting that an illustrated fit-out is part of the standard package.
Plan the room with its contents in place, not as an empty rectangle. Mark the largest items, allow for chairs or doors to open and show the routes people need to walk. Equipment can require clearance above or around it that is not obvious from its footprint. Compare usable internal dimensions with external building measurements and leave access for cleaning or maintenance. A simple scaled sketch is often the best way to identify a layout problem before windows, doors or partitions are fixed.
