Our 10-year structural guarantee, explained

We want you to understand what support comes with your Noah building and how to get help if something is not right.

Our buildings come with a 10-year structural guarantee, subject to the applicable scope, conditions and exclusions. Individual components and installation work may have separate warranties, so the same period does not automatically apply to every part of your project.

Why Noah

Start with the terms for your order

Keep your quotation, order confirmation and guarantee information together. These identify your building, the agreed specification and the terms that apply.

The 10-year structural guarantee covers the main structural framework against defects in materials or workmanship, provided the building is installed, maintained and used in accordance with our guidelines. It does not extend the same cover to every finish, fitting or roof material. Conditions and exclusions include extreme weather, unsuitable bases, poor drainage, unapproved alterations, inadequate ventilation and lack of maintenance. Your statutory rights are unaffected.

If you are unsure about a particular part, ask us to clarify the position before ordering or carrying out work.

Why Noah

Separate warranties for specific parts

Where EPDM rubber roofing is supplied, our terms specify a 10-year manufacturer warranty subject to the relevant manufacturer's conditions. This is separate from the building's structural guarantee.

Our team checks a ground screw base is installed correctly before your building goes on it. As it is not a civil groundworks foundation, ground movement after installation is not covered.

Ask us for the warranty information relevant to your specification. We can explain which terms apply to the building, the base and any other supplied components.

Care and use matter

Every building needs appropriate care. Follow the guidance for your cladding, roof, doors and windows, and keep the building ventilated.

Timber responds to changes in weather and moisture. A change in appearance or movement does not, by itself, establish a structural fault. If something concerns you, send us photographs so we can assess it rather than guessing at the cause.

Before modifying the building or arranging repairs, contact us about any possible effect on the relevant cover.

Tell us if something is wrong

Email info@noahgardenrooms.co.uk with your order reference, contact details and a clear description of the issue. Include photographs of the affected area and the surrounding building where possible.

If you notice a problem during delivery or installation, point it out to the team so it can be recorded. If it appears later, contact us promptly.

We will review the information and explain the next step. Please allow us a reasonable opportunity to assess the issue before commissioning third-party repairs, and check with us before incurring costs you expect us to cover.

Guarantee questions

Is the whole building covered for ten years?

No. The ten-year term relates to the structural guarantee. Components, finishes and installation work can have different terms, conditions and exclusions.

Does the guarantee replace my consumer rights?

No. Your statutory rights are not affected. The written guarantee and warranty terms sit alongside those rights.

What if I do not know whether an issue is covered?

Contact us with your order details and photographs. We can look at the issue and the terms relevant to your building.

Can I alter the building later?

Speak to us first. Alterations, additional loads or third-party work may affect the building and relevant warranties.
